In advance of the remote public meeting, members of the public are permitted to submit public comments in writing via electronic mail to Zoning Board Secretary, Ruth Leininger, at firstname.lastname@example.org or by written letter to Colts Neck Township, 124 Cedar Drive, Colts Neck, NJ 07722, ATTN: Ruth Leininger, Zoning Board Secretary. Any and all submissions via electronic mail and/or written letter must be received by the Zoning Board Secretary no later than 2 business days prior to the day of the scheduled public meeting and must include the individuals name and address.
The purpose of the Zoning Board meeting is to hear the following applications:
1. ZB1068 – Zagha – Block 33, Lot 20.02 – 7 Camelot
Application to install an inground pool, spa, pergola and cabana in the A-1 Zone. Variances
are required to permit a rear yard setback of 27.6’ (spa) where 50’ is required, rear yard setback of 20.9’ (pool) where 50’ is required, rear yard setback of 21.8’ (pergola) where 50’ is required, rear yard setback of 26.3’ (covered porch) where 50’ is required, cabana/house separation of 15’ where 20’ is required and spa/pool separation of 5’ where 20’ is required and cabana floor area of 937.57 s.f. where 900 s.f. is required.
2. ZB1075 – Ruela – Block 16, Lot 53.20 – 13 Old Stable Way
Application to construct a wood deck to the rear of a single family dwelling in the A-1 Zone. A variance is required to permit a rear yard setback of 55.36’ where 62.07’ is required.
3. ZB1078 – Capardi/Alvarez – Block 14, Lot 6 – 260 Heyers Mill Road
Application to demolish the existing dwelling and construct a new single family dwelling in the A-1 Zone. Variances are required to issue a building permit on a lot without frontage on an approved street, side yard setbacks of 33.42’ & 35’ where 50’ is required, rear yard setback of 40’ where 50’ is required, building coverage of 9.23% where 6.6% is the maximum permitted, lot area of 22,261 s.f. where 88,000 is required, lot frontage of 0’ where 200’ is required, lot width of 132’ where 300’ is required and lot depth of 168’ where 200’.
4. ZB1080 – Fareholm Sequoai Trust – Block 20, Lot 8 – 132 Muhlenbrink Road
Application to construct an addition and renovate a single family dwelling in the AG Zone. A variance is required to permit a front yard setback of 76’ where 200’ is required and 37’ currently exists.
